Are you looking for listings in a particular subdivision?
You may find a subdivision listed multiple times.You should know that the names of subdivisions (or condominium communities) collected below were all put into the MLS database by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the error was corrected.
Not to mention, there may be some diffence of opinion as to what exactly a particular neighborhood is called. If there is just one letter of difference between two entries this will be tallied separately. Thus, when you really want to get an accurate picture, you have to consider all the variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there another name for this particular community?As might be expected, for the reason stated above, make sure you look for all possible variations of the name.
Is the listing for lease?This tally does not include rentals. Hence, it's possible that the sign you saw was for a rental. In addition, this tally exclusively includes active listings in Page County.
Is the listing not yet active?An active listing is a property that is available and on the market. There are many listings which have a sign up that are not active. For example, from time to time a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. And, the MLS database does not allow Nesbitt Realty to count those listings in our count. If you want to know about coming-soon listings in a specific community, you'll have to contact us directly.
Is the listing sold?And, from time to time that a listing is already under contract when you spot the for sale posted. Under-contract notices aren't posted instantly. Not to mention, it happens that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you may see a for sale sign posted when a property is not available.
