Listed below you will find a list of every subdivision (or condominium) with properties for sale in Page County. This list is compiled from listings currently available today. This list is updated every 15 minutes or so to ensure that Nesbitt Realty is supplying timely data that you may depend on. The information listed below is pulled directly from the Multiple Listing Service, so there are a few quirks to keep in mind.
You might spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) compiled below were all typed into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has sold when actually the listing was updated.
Furthermore, there may be some dispute as to what exactly a particular neighborhood is called. If there is even one letter of difference between a couple of entries this will be counted as different communities. Hence, when you really want to get a tally, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't found below."
Is there a different name for this particular community?
Naturally, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the property for lease?
This tally does not cover rentals. So, it's possible that the sign you saw was for a rental property. Also, this list exclusively
includes listings on the market in Page County.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign posted that are not active
By way of illustration, sometimes a for sale is up because the property is coming soon
. A property that is in coming-soon status is not yet
available and not yet on the market. Only agents can access to information about properties that are coming-soon. Also, the MLS database does not allow us to include those listings in our tally. Is the property under-contract?
Also, it happens that a listing is already sold or under contract
when you spot the for sale posted. Under-contract signs aren't posted the moment a property settles. In addition, sometimes that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign up when a property is not available.
