You might spot a subdivision listed multiple times.

Firstly that the names of subdivisions (or condos) listed below were all typed into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has sold when really the spelling on a listing was changed.

In addition, there may be some variation as to what exactly a particular neighborhood is called. If there is just one character of difference between two entries this will be listed separately. So, if you really want to get a count, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the community isn't found below."

Is there a different name for this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the listing for rent?
This tally does not cover rental properties. Hence, it may be that the sign you saw was for a rental. Not to mention, this list only covers listings still for sale in Manassas.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are many listings which have a sign up that are not active. For example, from time to time a sign is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Furthermore, the Multiple Listing Service does not allow us to include those listings in our tally. If you want to know about coming-soon homes in a particular neighborhood, you'll have to talk to us directly.
Is the listing sold?
Also, it happens that a listing is already under contract when you see the for sale posted. Sold notices aren't posted instantly. Not to mention, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a for sale sign up when a listing is not available.
