Are you seeking real estate in a particular subdivision?

Listed below you will find a accounting of each and every subdivision (or condominium) with properties for sale in Manassas. The list below is compiled from listings currently available today. This list is updated throughout the day (and night) to make sure that we're supplying fresh data that you may count on. The information found below is taken directly from the MLS database, so there are a couple of quirks to be aware of.

You may find a subdivision listed multiple times.

You should know that the names of subdivisions (or condominium communities) collected below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the error was corrected.

Also, there may be some diffence of opinion as to what exactly a specific subdivision is named. If there is even one letter of difference between a couple of entries this will be listed as different communities. So, when you really want to get a picture, you should look at all possible variations of the community's name. For instance, Midtown condominiums near the Huntington Metro are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the subdivision isn't found below."

Is there a different way to spell this particular subdivision?
Certainly, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the property for lease?
This list does not cover rentals. Therefore, it may be that the sign you saw was for a rental property. And, this list exclusively includes active listings in Manassas.
Is the property under-contract?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign posted that are not active. For example, sometimes a for sale is up because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow Nesbitt Realty to count those properties in our list. If you want to know about coming-soon real estate in a particular community, you'll have to email us directly.
Is the property under-contract?
Also, sometimes that a listing is already sold when you see the sign up. Sold notices don't go up the moment a property settles. Also, it happens that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you may see a sign posted when a listing is not active.
