Listed below you will see an exhaustive list of every subdivision (or condominium) with real estate on the market in Manassas. The list below is compiled from active listings today. This list is recalculated every few minutes to make sure that we're supplying fresh data that you may count on. The tallies listed below is pulled directly from the Multiple Listing Service, so there are some quirks to keep in mind.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all typed into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the spelling on a listing was changed.
And, there may be some variation as to what exactly a specific neighborhood is named. If there is just one letter of difference between two entries this will be listed separately. Hence, if you really need to get an accurate picture, you have to consider all possible variations of the community's name. For example, Midtown condominiums near the Huntington Metro are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't found below."
Is there another way to spell this particular community?
Of course, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rental properties. Therefore, it may be that the sign you saw posted was for a rental property. Also, this list
exclusively covers active listings in Manassas.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign posted that are not
active.
For instance, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. And, the Multiple Listing Service does not allow us to count those properties in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to get in touch with Nesbitt Realty directly.
Is the property sold?
In addition, it happens that a listing is already
under contract when you spot the for sale up. Sold or under-contract signs aren't posted the second a contract is signed. And, it happens that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a sign posted when a property is not available.
Do you need prompt notices about listings from a specific subdivision?
If you would like to be notified when a property is available in a particular subdivision, just let us know. Not to mention, your agent can also give you specific information on a particular listing when you contact us directly. We can provide a local real estate professional that can quickly find the information you want.
You can organize the neighborhoods by count or alphabetically.
The arrows at the header below are useful for organizing the subdivisions. But, when you organize by tally, just keep in mind the points above, because the count isn't 100% accurate. Still, the data is still useful.
