Below you will find a complete list of each subdivision (or condo) with real estate on the market in Manassas. This list is compiled from active listings today. The list below is revised often to make sure that Nesbitt Realty is providing timely information which you can rely on. The data collected below is pulled directly from the MLS database, so there are a few quirks to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) found below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the listing was updated.
And, there may be some variances as to what exactly a particular neighborhood is called. If there is just one character of difference between two entries this will be tallied separately. Hence, when you really need to get an accurate picture, you should look at all possible variations of the community's name. For example, Midtown condominiums near the Huntington Metro are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't listed below."
Is there a different name for this specific neighborhood?
Definitely, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for lease?
This list does not include rental properties. Therefore, it may be that the sign you saw was for a rental property. Furthermore, this tally
only includes listings still for sale in Manassas.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are many properties that have a sign posted that are not
active.
For instance, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. Not to mention, the MLS database does not allow Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon homes in a particular neighborhood, you'll have to get in touch with us directly.
Is the listing under-contract?
And, it happens that a listing is already sold or
under contract when you spot the for sale up. Sold riders don't go up immediately. And, sometimes that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign posted when a property is not active.

The arrows at the header below are useful for arranging the neighborhoods. Nevertheless, when you arrange by tally, just keep in mind the points above, because the count isn't always accurate. Of course, the list is still pretty accurate.
