Below you will see a list of every subdivision (or condo) with real estate on the market in Harrisonburg. This list is compiled from active listings today. The list below is updated every few minutes to make sure that we're supplying timely information that you can depend on. The data found below is pulled directly from the MLS database, so there are some quirks to be aware of.

You may find a subdivision listed more than once.

Firstly that the names of subdivisions (or condos) found below were all put into the MLS database by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has sold when actually the error was corrected.

Furthermore, there may be some diffence of opinion as to what exactly a particular community is called. If there is just one character of difference between two entries this will be counted as different communities. So, if you really need to get a count, you have to look at all possible variations of the community's name. For instance, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the community isn't listed below."

Is there a different name for this specific community?
Yes, for the reason stated above, try to you look for all possible variations of the name.
Is the listing for rent?
This tally does not cover rental properties. Therefore, it may be that the sign you saw was for a rental. Furthermore, this tally only includes active listings in Harrisonburg.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not active. For example, sometimes a for sale is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not permit Nesbitt Realty to list those listings in our count. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Not to mention, it happens that a listing is already sold when you see the for sale posted. Sold notices don't go up instantly. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you might see a sign up when a property is not available.
