You should know that the names of subdivisions (or condos) listed below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the spelling on a listing was changed.

In addition, there may be some diffence of opinion as to what exactly a particular neighborhood is called. If there is just one letter of difference between a couple of entries this will be tallied as different communities. So, if you really want to get a tally, you should consider all possible variations of the community's name. By way of illustration, Midtown condominiums in Huntington are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the subdivision isn't found below."

Is there a different way to spell this specific neighborhood?
Yes, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the listing for rent?
This tally does not cover rentals. Hence, it may be that the sign you saw was for a rental. In addition, this tally exclusively covers listings on the market in Harrisonburg.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are many properties that have a sign posted that are not active. For example, from time to time a for sale is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. And, the MLS database does not allow us to list those listings in our tally. Is the listing under-contract?
And, sometimes that a listing is already sold when you see the for sale up. Sold notices aren't posted the second a contract is signed. Furthermore, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign posted when a property is not available.
