The information listed below is pulled directly from the Multiple Listing Service, so there are a few quirks to keep in mind.

You might find a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominiums) collected below were all entered into the MLS database by listing agents. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has been listed when really the listing was updated.

And, there may be some disagreement as to what exactly a particular community is named. If there is just one letter of difference between a couple of entries this will be listed as different communities. Hence, when you really need to get a tally, you have to look at all the variations of the community's name. For example, Midtown condominiums in Alexandria are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Of course, for the reason stated above, make sure you double-check all typical variations of the spelling.

Is the listing for lease?

This list does not include rental properties. Hence, it's possible that the sign you saw was for a rental. In addition, this tally exclusively includes listings still for sale in Gore.

Is the listing coming soon?

An active listing is a property that is available and on the market. There are many listings which have a sign posted that are not active. For instance, sometimes a sign is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Not to mention, the MLS database does not allow Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon listings in a particular neighborhood, you'll have to contact us directly.

Is the property under-contract?

In addition, sometimes that a listing is already sold or under contract when you spot the sign up. Sold or under-contract riders aren't posted immediately. Furthermore, it happens that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign posted when a listing is not available.
