You should know that the names of subdivisions (or condominium communities) listed below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the error was corrected.
Also, there may be some dispute as to what exactly a specific subdivision is called. If there is just one character of difference between two entries this will be listed separately. So, if you really want to get a tally, you have to look at all the variations of the community's name. For example, Midtown condominiums near the Huntington Metro are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Of course, for the reason stated above, try to you double-check all typical variations of the name.
Is the listing for rent?
This list does not cover rental properties. So, it's possible that the sign you saw posted was for a rental property. Also, this list
only covers listings on the market in Fair Lakes.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are many properties that have a sign posted that are not
active.
Case in point, sometimes a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. Not to mention, the MLS database does not allow us to count those properties in our tally. If you want to know about coming-soon listings in a specific community, you'll have to email Nesbitt Realty directly.
Is the listing sold?
Also, from time to time that a listing is already sold when you spot the sign up. Under-contract signs aren't posted immediately. And, it happens that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a sign posted when a listing is not available.
