The list below is refreshed throughout the day (and night) to ensure that Nesbitt Realty is supplying timely data that you may depend on. The information listed below is taken directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.

You may spot a subdivision listed more than once.

Firstly that the names of subdivisions (or condominium communities) found below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has been listed when actually the error was corrected.

And, there may be some dispute as to what exactly a particular subdivision is named. If there is just one character of difference between a couple of entries this will be listed separately. So, if you really want to get a picture, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the community isn't found below."

Is there another way to spell this specific subdivision?
Of course, for the reason stated above, try to you look for all possible variations of the name.
Is the listing for lease?
This tally does not include rentals. Therefore, it's possible that the sign you saw posted was for a rental property. Not to mention, this tally exclusively includes listings still for sale in Belle View.
Is the property under-contract?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not active. By way of illustration, from time to time a for sale is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Also, the MLS database does not permit Nesbitt Realty to count those properties in our list. Is the property under-contract?
And, sometimes that a listing is already sold or under contract when you see the for sale up. Sold signs aren't posted instantly. Not to mention, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a sign up when a listing is not available.
