Listed below you will find a list of each and every subdivision (or condo) with listings in Franconia. This list is compiled from active listings today. This list is recalculated every 15 minutes or so to make sure that we're supplying timely information that you may count on. The information collected below is pulled directly from the Multiple Listing Service, so there are a few quirks to keep in mind.
You might spot a subdivision listed more than once.
You should know that the names of subdivisions (or condos) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when in reality the error was corrected.
And, there may be some variation as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be tallied separately. Hence, if you really want to get a count, you should look at all the variations of the community's name. By way of illustration, Midtown condominiums in Fairfax County are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there a different way to spell this specific neighborhood?
Of course, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the listing for lease?
This list does not cover rental properties. Therefore, it may be that the sign you saw posted was for a rental property. And, this tally
exclusively includes active listings in Franconia.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are some properties that have a sign up that are not
active.
Case in point, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. In addition, the Multiple Listing Service does not permit Nesbitt Realty to include those listings in our count. If you want to know about coming-soon real estate in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
And, it happens that a listing is already
under contract when you see the for sale posted. Sold or under-contract notices aren't posted the moment a property settles. Not to mention, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign up when a property is not available.
