Below you will see a list of every subdivision (or condo) with real estate on the market in Kingstowne. This list is compiled from listings currently available today. This list is recalculated often to ensure that Nesbitt Realty is supplying fresh tallies which you can count on. The tallies collected below is pulled directly from the Multiple Listing Service, so there are some quirks to keep in mind.

You might find a subdivision listed more than once.

You should know that the names of subdivisions (or condominium communities) compiled below were all typed into the MLS database by listing agents. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has sold when actually the listing was updated.

Also, there may be some diffence of opinion as to what exactly a particular community is named. If there is just one character of difference between two entries this will be listed separately. Hence, when you really need to get a picture, you should consider all the variations of the community's name. For example, Midtown condominiums in Alexandria are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Of course, for the reason stated above, try to you watch out for all typical variations of the name.
Is the listing for rent?
This tally does not cover rental properties. So, it's possible that the sign you saw was for a rental property. Furthermore, this tally only includes listings on the market in Kingstowne.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign posted that are not active. For example, from time to time a for sale is posted because the property is coming soon. A listing that is coming-soon is not yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Not to mention, the MLS database does not allow us to list those listings in our count. Is the property sold?
Also, sometimes that a listing is already sold when you spot the sign up. Sold notices don't go up immediately. Also, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you may see a sign posted when a property is not active.
