The tallies found below is pulled directly from the MLS database, so there are a couple of tips to be aware of.

You may find a subdivision listed more than once.

Firstly that the names of subdivisions (or condominiums) listed below were all typed into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when in reality the listing was updated.

Also, there may be some disagreement as to what exactly a particular subdivision is called. If there is just one letter of difference between two entries this will be tallied as different communities. So, if you really want to get a count, you have to look at all possible variations of the community's name. For example, Midtown condominiums near the Huntington Metro are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the subdivision isn't found below."

Is there a different way to spell this specific subdivision?
As a matter of course, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the listing for rent?
This tally does not include rental properties. So, it's possible that the sign you saw was for a rental property. Also, this tally only includes listings still for sale in Seven Corners.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are some listings that have a sign up that are not active. For example, from time to time a for sale is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Furthermore, the MLS database does not permit us to count those listings in our tally. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact us directly.
Is the listing under-contract?
And, from time to time that a listing is already under contract when you spot the for sale up. Under-contract notices don't go up immediately. Furthermore, it happens that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign up when a property is not active.
