You might spot a subdivision listed more than once.

You should know that the names of subdivisions (or condominium communities) listed below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has been listed when actually the spelling on a listing was changed.

Furthermore, there may be some variances as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be tallied as different communities. So, if you really need to get a count, you have to look at all possible variations of the community's name. For example, Midtown condominiums in Huntington are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the community isn't found below."

An active listing is a property that is available and for sale. There are many listings which have a sign up that are not active. For instance, sometimes a sign is posted because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Furthermore, the MLS database does not allow us to include those properties in our list.
