This list is revised often to ensure that Nesbitt Realty is supplying timely information which you can rely on. The information collected below is taken directly from the Multiple Listing Service, so there are some tips to be aware of.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has sold when in reality the listing was updated.
And, there may be some variation as to what exactly a specific subdivision is named. If there is just one letter of difference between a couple of entries this will be listed separately. Hence, when you really need to get a count, you should look at all possible variations of the community's name. For instance, Midtown condominiums in Fairfax County are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this specific subdivision?
Of course, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the listing for rent?
This list does not cover rentals. So, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally
only includes listings still for sale in McLean.
Is the property coming soon?
An active listing is a property that is available and on the market. There are many properties that have a sign posted that are not
active.
Case in point, sometimes a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. Furthermore, the MLS database does not allow Nesbitt Realty to list those listings in our count. If you want to know about coming-soon listings in a specific subdivision, you'll have to email us directly.
Is the property sold?
Also, sometimes that a listing is already sold or
under contract when you see the for sale up. Sold or under-contract notices aren't posted immediately. And, it happens that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a for sale sign up when a property is not available.
