You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) listed below were all entered into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has been listed when in reality the error was corrected.
Furthermore, there may be some variation as to what exactly a specific subdivision is called. If there is even one character of difference between a couple of entries this will be counted separately. So, when you really want to get a picture, you have to consider all the variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is the listing for rent?
This list does not include rentals. So, it's possible that the sign you saw posted was for a rental property. Also, this list
exclusively covers listings still for sale in Fairfax County.
Is the listing not yet active?
An active listing is a property that is available and on the market. There are some listings that have a sign posted that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. And, the Multiple Listing Service does not allow us to list those properties in our list. Is the property under-contract?
Also, sometimes that a listing is already sold when you see the sign up. Sold notices aren't posted the second a contract is signed. Not to mention, it happens that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, you may see a sign up when a property is not available.
