You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has been listed when actually the listing was updated.
Furthermore, there may be some variances as to what exactly a specific community is called. If there is just one letter of difference between two entries this will be listed as different communities. Thus, if you really want to get a picture, you should look at all possible variations of the community's name. Case in point, Midtown condominiums in Alexandria are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there another way to spell this particular community?
Yes, for the reason stated above, try to you watch out for all typical variations of the spelling.
Is the property for rent?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw was for a rental property. Not to mention, this tally
exclusively includes listings on the market in Skyline.
Is the listing not yet active?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign up that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. And, the MLS database does not permit us to list those properties in our count. If you want to know about coming-soon listings in a particular neighborhood, you'll have to get in touch with us directly.
Is the listing under-contract?
And, sometimes that a listing is already sold or
under contract when you spot the sign posted. Under-contract signs don't go up the moment a property settles. Furthermore, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a sign up when a property is not active.
