Below you will see a accounting of each subdivision (or condominium) with real estate on the market in Clifton. This list is compiled from listings currently available today. This list is recalculated throughout the day (and night) to make sure that Nesbitt Realty is supplying timely information that you may count on. The tallies compiled below is pulled directly from the Multiple Listing Service, so there are a few tips to be aware of.

You may find a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominiums) collected below were all put into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the error was corrected.

Not to mention, there may be some variation as to what exactly a particular subdivision is named. If there is just one letter of difference between two entries this will be counted separately. Thus, if you really need to get a count, you should look at all possible variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the subdivision isn't listed below."

Is there another name for this specific subdivision?
Yes, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the property for lease?
This list does not cover rental properties. Therefore, it may be that the sign you saw was for a rental. And, this tally exclusively includes active listings in Clifton.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are many listings which have a sign up that are not active. For example, sometimes a for sale is up because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. And, the Multiple Listing Service does not permit us to list those properties in our tally. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already sold when you spot the for sale posted. Sold notices don't go up the second a contract is signed. And, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign up when a listing is not active.
