Are you trying to find real estate in a particular neighborhood?

Below you will find a complete list of each subdivision (or condominium) with real estate on the market in Belle View. The list below is compiled from active listings today. This list is updated every 15 minutes or so to ensure that Nesbitt Realty is providing fresh information which you may depend on. The information found below is pulled directly from the Multiple Listing Service, so there are a few tips to be aware of.

You may spot a subdivision listed more than once.

Firstly that the names of subdivisions (or condominium communities) found below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when in reality the listing was updated.

And, there may be some variation as to what exactly a specific community is called. If there is even one character of difference between two entries this will be counted separately. So, when you really need to get a clear picture, you should consider all the variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the subdivision isn't listed below."

Is there another name for this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the listing for rent?
This tally does not cover rental properties. So, it may be that the sign you saw was for a rental. Also, this tally only covers active listings in Belle View.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few properties which have a sign posted that are not active. For example, sometimes a sign is up because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Furthermore, the MLS database does not permit Nesbitt Realty to include those properties in our count. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to contact us directly.
Is the property under-contract?
In addition, sometimes that a listing is already sold when you see the sign posted. Sold or under-contract signs don't go up immediately. In addition, it happens that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a sign posted when a property is not available.
