You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) compiled below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the spelling on a listing was changed.
Not to mention, there may be some diffence of opinion as to what exactly a specific community is called. If there is even one letter of difference between a couple of entries this will be tallied as different communities. Thus, if you really need to get a tally, you have to consider all the variations of the subdivision's name. For instance, Midtown condominiums in Alexandria are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there a different way to spell this particular subdivision?
As a matter of course, for the reason stated above, make sure you look for all typical variations of the name.
Is the property for rent?
This list does not cover rentals. Hence, it's possible that the sign you saw posted was for a rental. Not to mention, this list
exclusively covers listings still for sale in Belle View.
Is the property under-contract?
An active listing is a property that is available and for sale. There are many listings that have a sign posted that are not
active.
For instance, sometimes a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not permit us to include those properties in our list. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Furthermore, from time to time that a listing is already
under contract when you spot the sign posted. Under-contract riders aren't posted instantly. Not to mention, sometimes that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a property is not available.
