Listed below you will find an exhaustive list of each subdivision (or condo) with listings in Crystal City. This list is compiled from listings currently available today. The list below is refreshed often to ensure that Nesbitt Realty is supplying fresh data that you can rely on. The tallies listed below is taken directly from the Multiple Listing Service, so there are a few quirks to be aware of.
You may spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) listed below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the error was corrected.
Furthermore, there may be some dispute as to what exactly a particular subdivision is named. If there is even one character of difference between a couple of entries this will be listed as different communities. Thus, when you really need to get an accurate tally, you have to look at all possible variations of the community's name. By way of illustration, Midtown condominiums near the Huntington Metro are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there a different name for this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the listing for rent?
This tally does not include rental properties. Therefore, it's possible that the sign you saw posted was for a rental. Furthermore, this tally
exclusively includes active listings in Crystal City.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. In addition, the Multiple Listing Service does not allow Nesbitt Realty to include those listings in our list. If you want to know about coming-soon listings in a specific subdivision, you'll have to reach out to Nesbitt Realty directly.
Is the property sold?
Not to mention, from time to time that a listing is already sold or
under contract when you spot the sign up. Sold or under-contract notices aren't posted the moment a property settles. Not to mention, from time to time that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, you might see a for sale sign posted when a property is not active.

You can sort the communities by number or alphabetically.
The arrows at the header below are useful for arranging the subdivisions. Above all, when you arrange by number of active listings, just keep in mind the tips above, because those tallies aren't 100% accurate. Still, the list is still pretty accurate.
