Listed below you will find a accounting of every subdivision (or condominium) with real estate on the market in Crystal City. The list below is compiled from listings currently available today. The list below is refreshed often to ensure that Nesbitt Realty is providing fresh data which you can depend on. The information compiled below is pulled directly from the Multiple Listing Service, so there are a few tips to be aware of.
You might spot a subdivision listed more than once.
You should know that the names of subdivisions (or condos) listed below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when in reality the listing was updated.
Also, there may be some diffence of opinion as to what exactly a specific community is called. If there is just one character of difference between two entries this will be listed separately. So, when you really need to get a tally, you have to look at all possible variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't listed below."
Is there another way to spell this particular neighborhood?
Certainly, for the reason stated above, make sure you look for all possible variations of the name.
Is the listing for lease?
This tally does not cover rental properties. So, it may be that the sign you saw was for a rental. Also, this list
only covers active listings in Crystal City.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are some properties which have a sign posted that are not
active.
By way of illustration, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow us to list those properties in our list. If you want to know about coming-soon listings in a particular subdivision, you'll have to get in touch with Nesbitt Realty directly.
Is the listing sold?
And, sometimes that a listing is already
under contract when you spot the sign up. Under-contract notices don't go up the moment a property settles. Furthermore, sometimes that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a sign up when a property is not active.

You can organize the subdivisions by count or alphabetically.
The arrows at the header below are useful for arranging the neighborhoods. But even so, when you sort by listing count, just keep in mind the tips above, because those tallies aren't completely accurate. Of course, the list is still pretty accurate.
