Listed below you will find a list of every subdivision (or condo) with listings in Port Royal. This list is compiled from active listings today. The list below is refreshed every few minutes to make sure that we're supplying fresh data that you may count on. The tallies collected below is pulled directly from the MLS database, so there are a couple of tips to be aware of.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) collected below were all typed into the MLS database by listing agents. Because humans entered the data, there can be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has sold when really the spelling on a listing was changed.
Furthermore, there may be some dispute as to what exactly a specific community is named. If there is just one character of difference between a couple of entries this will be tallied separately. Hence, when you really need to get a tally, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this specific community?
Of course, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the listing for lease?
This tally does not include rentals. Therefore, it may be that the sign you saw posted was for a rental. Also, this tally
only includes listings on the market in Port Royal.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are many properties that have a sign up that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not allow Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon listings in a particular community, you'll have to talk to us directly.
Is the property sold?
Also, it happens that a listing is already sold or
under contract when you see the sign posted. Sold signs don't go up immediately. Furthermore, it happens that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a for sale sign up when a property is not available.
