Below you will find a list of each subdivision (or condo) with listings in Port Royal. This list is compiled from active listings today. This list is updated throughout the day (and night) to ensure that we're providing accurate information that you can rely on. The information collected below is taken directly from the MLS database, so there are a couple of quirks to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) collected below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when really the listing was updated.
And, there may be some diffence of opinion as to what exactly a specific community is named. If there is even one character of difference between a couple of entries this will be counted as different communities. Thus, when you really need to get a tally, you have to look at all possible variations of the community's name. For example, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't found below."
Is there a different name for this particular neighborhood?
Definitely, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally
exclusively covers active listings in Port Royal.
Is the property under-contract?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign posted that are not
active.
By way of illustration, from time to time a sign is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. Also, the Multiple Listing Service does not permit Nesbitt Realty to list those listings in our tally. If you want to know about coming-soon listings in a particular neighborhood, you'll have to contact us directly.
Is the listing sold?
In addition, sometimes that a listing is already sold or
under contract when you spot the for sale up. Sold or under-contract riders don't go up the moment a property settles. In addition, it happens that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you might see a sign posted when a listing is not active.

The arrows at the header below are useful for arranging the subdivisions. But, when you organize by listing count, just remember the tips above, because the count isn't 100% true. Still, the list is still pretty accurate.
