Below you will find a accounting of each subdivision (or condominium) with properties for sale in Potomac Yard. This list is compiled from listings currently available today. The list below is revised every 15 minutes or so to ensure that Nesbitt Realty is supplying timely information that you may depend on. The tallies listed below is pulled directly from the Multiple Listing Service, so there are some tips to be aware of.
You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) listed below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has been listed when really the spelling on a listing was changed.
Furthermore, there may be some diffence of opinion as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be tallied separately. Thus, if you really need to get a picture, you have to look at all possible variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there a different way to spell this particular community?
Of course, for the reason stated above, try to you double-check all possible variations of the name.
Is the property for lease?
This tally does not cover rentals. Therefore, it may be that the sign you saw posted was for a rental. And, this tally
exclusively covers active listings in Potomac Yard.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are some listings which have a sign up that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Also, the MLS database does not allow Nesbitt Realty to list those properties in our tally. If you want to know about coming-soon listings in a particular community, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already sold or
under contract when you spot the for sale up. Sold riders don't go up immediately. Furthermore, it happens that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, you might see a sign posted when a listing is not active.
