The tallies listed below is taken directly from the Multiple Listing Service, so there are a couple of tips to be aware of.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) listed below were all entered into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the spelling on a listing was changed.
And, there may be some dispute as to what exactly a particular community is named. If there is even one letter of difference between two entries this will be counted as different communities. Thus, when you really need to get a picture, you should consider all the variations of the community's name. Case in point, Midtown condominiums in Fairfax County are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't found below."
Is there another name for this specific subdivision?
Certainly, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the property for lease?
This tally does not cover rental properties. Hence, it may be that the sign you saw was for a rental property. Also, this list
exclusively includes active listings in Mount Vernon.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are some listings that have a sign up that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Furthermore, the MLS database does not allow us to count those listings in our list. If you want to know about coming-soon listings in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the property sold?
Furthermore, from time to time that a listing is already sold when you spot the for sale posted. Sold or under-contract notices don't go up the second a contract is signed. Not to mention, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you may see a for sale sign posted when a listing is not available.
