You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the error was corrected.
In addition, there may be some variances as to what exactly a specific subdivision is named. If there is even one letter of difference between two entries this will be listed as different communities. Thus, when you really want to get a picture, you should look at all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Yes, for the reason stated above, try to you watch out for all typical variations of the spelling.
Is the listing for lease?
This list does not cover rentals. So, it may be that the sign you saw posted was for a rental. Not to mention, this list
only includes listings still for sale in Fairlington.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are many properties that have a sign up that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Furthermore, the Multiple Listing Service does not allow Nesbitt Realty to include those listings in our tally. Is the property under-contract?
In addition, it happens that a listing is already sold or
under contract when you spot the for sale up. Under-contract notices don't go up the moment a property settles. And, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a for sale sign up when a listing is not active.
