The list below is updated often to ensure that Nesbitt Realty is supplying fresh tallies that you may depend on. The information found below is taken directly from the Multiple Listing Service, so there are a couple of quirks to keep in mind.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has sold when in reality the error was corrected.
Furthermore, there may be some diffence of opinion as to what exactly a particular subdivision is named. If there is even one character of difference between two entries this will be listed as different communities. Hence, when you really want to get a tally, you have to look at all the variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another way to spell this specific community?
As might be expected, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the property for lease?
This list does not include rental properties. So, it may be that the sign you saw was for a rental property. Furthermore, this list
exclusively includes listings on the market in Old Town.
Is the property coming soon?
An active listing is a property that is available and for sale. There are some properties which have a sign posted that are not
active.
By way of illustration, from time to time a sign is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to count those listings in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to contact us directly.
Is the listing sold?
Also, it happens that a listing is already sold or
under contract when you spot the for sale up. Sold or under-contract notices aren't posted immediately. Furthermore, it happens that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign up when a property is not available.
