Below you will see a list of each subdivision (or condo) with properties for sale in Carlyle District. This list is compiled from active listings today. The list below is refreshed every 15 minutes or so to make sure that we're supplying accurate data which you can count on. The information compiled below is taken directly from the MLS database, so there are a few quirks to keep in mind.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when really the listing was updated.
Also, there may be some dispute as to what exactly a particular community is called. If there is even one letter of difference between two entries this will be tallied separately. Hence, if you really want to get a count, you should look at all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there another way to spell this specific subdivision?
Naturally, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the listing for lease?
This list does not cover rentals. So, it's possible that the sign you saw posted was for a rental property. Also, this list
exclusively covers active listings in Carlyle District.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are some listings that have a sign up that are not
active.
For instance, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. In addition, the Multiple Listing Service does not permit us to include those listings in our list. If you want to know about coming-soon listings in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Not to mention, it happens that a listing is already
under contract when you see the sign up. Sold signs don't go up immediately. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a sign posted when a listing is not available.
