The list below is recalculated every 15 minutes or so to make sure that Nesbitt Realty is providing timely data that you may count on. The tallies listed below is pulled directly from the MLS database, so there are a few quirks to keep in mind.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there can be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has been listed when in reality the listing was updated.
And, there may be some variation as to what exactly a particular subdivision is named. If there is just one letter of difference between two entries this will be counted separately. Hence, if you really want to get a tally, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this specific subdivision?
Definitely, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the property for rent?
This tally does not include rentals. Hence, it may be that the sign you saw posted was for a rental. And, this list
only includes listings still for sale in Potomac Yard.
Is the property not yet active?
An active listing is a property that is available and on the market. There are some listings which have a sign up that are not
active.
Case in point, sometimes a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Also, the Multiple Listing Service does not permit us to list those properties in our count. If you want to know about coming-soon homes in a specific community, you'll have to get in touch with Nesbitt Realty directly.
Is the listing sold?
In addition, it happens that a listing is already sold or
under contract when you see the for sale up. Sold or under-contract notices aren't posted immediately. Not to mention, sometimes that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a sign posted when a property is not active.
