While there are significant advantages from employing a property management company, there is also an associated expense with hiring a property management company. In addition to the cost of property management, there are other reasons why property management might not be for you. Think about the following questions to figure out whether employing a property management company would be the right decision for you. Factors to consider:
  • Do you live and work close to your property? Northern Virginia and to a certain extent Northern Virginia is a very transient community. Northern Virginia has a lot of military, diplomats, State Department, political appointees and academia.  If you're getting transferred across the country or around the world, it might be a good idea to let a professional manage your rental. Even simple tasks can get complicated very quickly when you aren't around to manage the details.
  • Do you want to handle the details of rental management? Some landlords enjoy the challenge of finding good tenants. Some property owners find that managing maintence and managing handymen is rewarding. So, they like taking early morning calls. But, if you don't want more work, you may not want the work of managing your own property. When, you want little or nothing to do with the day-to-day management of your properties, you should probably consider hiring a rental property manager to help to manage your rental property.
  • Do you like deal with your tenants? If you have tenants, eventually you will have to deal with disagreements. Even if you find hands-on management rewarding of the property, you may not find wrestling your tenants is fun. More importantly, if you're not a trained property management company, you can get in deep trouble quickly if you don't understand landlord-tenant law. If you've already got a full-plate, the last thing you want is extra worries. Accordingly, employing a property management company may be a good (and tax deductible) expense.
  • Can you afford the cost? Let's face it. hiring a property management company is much more attractive choice if you're not in a cash crunch.  If monthly cash-flow is not a problem, you'll likely save money by hiring a property management company and writing off the expense.  But if at the end of every month cash is tight, you might not want to employ a property management company.
  • Can you afford the risk? Do you understand the Virginia Residential Landlord Tenant Act? Do you understand the tenant's rights? Do you understand your responsibilities?  The more you understand rental property management in today's litigious society the more you'll know the value of hiring an experience manager on your side.
  • Do you have access to a network of maintenance people? Every rental property requires maintenance. When your tenant contacts for maintenance will you know who to hire and what to do in a prompt manner? Do you know which repairs are the landlord's responsibility and which repairs are a renter expense. If not, you may want to think about employing a property management company.
