Herndon Approved Town’s First New Mixed-Use Development

Herndon has just approved the construction of a mixed-use development in the town. This step marks a milestone in the history of the small town as it is the first development of its type in the town. This development will be made near the future Herndon Metro station. This step is a part of the growth along the expansion path of the Silver Line. According to Washington Business Journal, "The Town Council voted unanimously last week to sign off on development plans for a 4.3-acre property at 555 Herndon Parkway. D.C. developer Penzance is looking to replace the current office building with two residential towers and one office building, all of which will include ground-floor retail". The officials claim that the Silver Line will start serving the town in 2020. However,  there is no telling when this will finally happen, as the project has been facing a lot of construction woes. Herndon leaders have been working for years for the construction of the new development near the station as well as another that sits just outside its border. As per Washington Business Journal, "Penzance’s project, which has been in the works for the better part of the last three years, represents the first such effort to get off the ground since the town passed new zoning standards in 2012 governing 38 acres near the new Metro stop". 475 units will be included in the two apartment buildings. one building would have 12 floors while the other one will have 23 floors. the office building will have a 24-floor tower including about 325,000 square feet. A total of 13,000 square feet of retail is planned by Penzance that will be spread across those structures. According to the Washington Business Journal, Mayor Lisa Merkel said, “Eight years later, we finally have our first plan, It’s not easy to be first. This is the first real transit-oriented development that has come to our 38 acres.” Recently Sold at Fairfax County
