Listed below you will see a list of each subdivision (or condominium) with listings in Rappahannock County. The list below is compiled from listings currently available today. This list is revised every 15 minutes or so to ensure that Nesbitt Realty is providing accurate tallies which you may rely on. The data collected below is pulled directly from the MLS database, so there are a few quirks to keep in mind.

You may find a subdivision listed multiple times.

You should know that the names of subdivisions (or condominium communities) collected below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has sold when actually the error was corrected.

Not to mention, there may be some variances as to what exactly a specific subdivision is named. If there is even one letter of difference between a couple of entries this will be listed as different communities. Thus, if you really need to get a tally, you should consider all possible variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the subdivision isn't listed below."

Is there another way to spell this particular neighborhood?
Of course, for the reason stated above, try to you watch out for all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rental properties. So, it's possible that the sign you saw was for a rental. Also, this tally exclusively includes listings still for sale in Rappahannock County.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties that have a sign up that are not active. For example, from time to time a for sale is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. In addition, the Multiple Listing Service does not allow us to list those listings in our count. If you want to know about coming-soon listings in a particular subdivision, you'll have to email Nesbitt Realty directly.
Is the property sold?
Furthermore, from time to time that a listing is already sold when you spot the for sale up. Under-contract riders aren't posted immediately. And, from time to time that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a listing is not active.
