Listed below you will find a accounting of each subdivision (or condominium) with real estate on the market in Rosslyn. The list below is compiled from active listings today. This list is refreshed throughout the day (and night) to make sure that Nesbitt Realty is supplying accurate tallies which you can rely on. The information collected below is pulled directly from the MLS database, so there are some tips to be aware of.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) compiled below were all put into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the error was corrected.
Furthermore, there may be some variation as to what exactly a specific neighborhood is called. If there is just one letter of difference between a couple of entries this will be counted separately. Thus, if you really need to get a count, you should consider all possible variations of the community's name. Case in point, Midtown condominiums in Alexandria are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there another name for this particular subdivision?
Naturally, for the reason stated above, try to you double-check all typical variations of the name.
Is the property for rent?
This list does not include rentals. Therefore, it may be that the sign you saw was for a rental property. Also, this tally
exclusively includes listings still for sale in Rosslyn.
Is the property under-contract?
An active listing is a property that is available and for sale. There are many properties which have a sign posted that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. And, the MLS database does not permit Nesbitt Realty to count those properties in our count. If you want to know about coming-soon homes in a particular community, you'll have to email Nesbitt Realty directly.
Is the property sold?
In addition, it happens that a listing is already sold or
under contract when you see the for sale up. Sold signs don't go up the moment a property settles. In addition, it happens that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you might see a sign up when a property is not active.
