Leasing properties is not about choosing renters. It's about finding the a good tenant. Investigating applicants is one of the most critical tasks of any patient rental manager in Arlington County.
Nesbitt Realty & Management look ats the potential renter’s past behavior. With that in mind, our real estate brokerage assumes the possible renter’s future behavior will be the same. The possible renter should demonstrate a history of being a solid, trustworthy renter and at the same time possessing the financial capacity to handle the rent. Our background checking process is founded on several conventions including:
- Income Verification – Nesbitt confirms salary, prospects for continued employment, job title and job status. Depending upon the applicant's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
- Application – After the potential renter discover more abouts a rental property, the agent takes an application. The application is accompanied by supporting documentation so that our team can verify and check out all information included on the application. The applicant pays for the cost of the background check at the time of application.
- Credit History – The potential lessee's credit history informs us about the possible renter’s current and past performance repaying debts and other responsibilities. The prospective renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the potential renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
