Leasing places is not about finding renters. It's about finding the a dependable renter. Vetting applicants is one of the most vital chores of every rental property manager in 22046 in Falls Church.
Our local business examines the prospective lessee’s past behavior. With that in mind, our award-winning real estate brokerage assumes the possible renter’s future behavior will be the same. The applicant should demonstrate a history of being a honest, reliable lessee and demonstrated financial capacity. Our background checking process is founded on several fundamentals including:
- Income Verification – Nesbitt confirms prospects for continued employment, job title, job status and salary. Depending upon the applicant's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
- Landlord Reference – Nesbitt Realty & Management utilizes public information, tax records and other research and verification to ensure that we're talking to actual landlord about actual rental history of the applicant.
- Credit History – The prospective tenant's credit history informs us about the applicant’s current and past performance as far as debts and other obligations. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
