How Does Nesbitt Realty Investigate Applicants In Vienna?

Photo of 1500 Pennycress Ln Qualifying applicants is one of the most important duties of every managing agent in Vienna, Virginia. The first step for our brokerage to hunt for the best-possible lessee is to market your rental detached home to the most people possible. But the second step is to identigy the a good renter. Nesbitt Realty & Management examines the prospective lessee’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be similar. The prospective renter should demonstrate a history of being a solid, honest renter and at the same time demonstrated financial capacity. Our background checking process is founded on several pillars including:
  • Application – After the applicant learn more abouts a investment home, the agent takes an application. The application is accompanied by supporting documentation so that our award-winning business can verify and investigate all information included on the application. The potential lessee pays for the cost of the background check at the time of application.
  • Credit History – The potential lessee's credit history informs us about the prospective renter’s current and past performance as far as debts and other obligations. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
  • Tenant Screening – Nesbitt screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
