The first step for us to choose the right lessee is to advertise the listing to the public. But the second step is to find the a dependable tenant. Vetting prospective lessees is one of the most crucial charges of any proactive property manager in Arlington County.

Nesbitt examines the applicant’s past behavior. With that in mind, our real estate brokerage assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a solid, solid lessee and also possessing the financial capacity to handle the rent. Our background checking process is founded on several fundamentals including:

  • Income Verification – Nesbitt Realty & Management checks and confirms salary, prospects for continued employment, job title and job status. Depending upon the potential lessee's debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for rental.
  • Credit History – The prospective renter's credit history informs us about the applicant’s current and past performance in scored record of the possible lessee's ability to repay debts and demonstrated responsibility in repaying debts. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
  • Application – After the possible renter inspects a rental unit, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and investigate all information included on the application. The possible renter pays for the cost of the background check at the time of application.

If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
