Nesbitt Realty investigates the prospective renter’s past behavior. With that in mind, our tiny real estate business assumes the possible lessee’s future behavior will be the same or similar. The possible renter should demonstrate a history of being a reliable, stable renter and demonstrated financial capacity. Our background checking process is founded on several pillars including:

  • Income Verification – Our tiny business establishes salary, job status, prospects for continued employment and job title. Depending upon the possible lessee’s debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for rental.
  • Credit History – The prospective lessee’s credit history informs us about the prospective renter’s current and past performance in meeting their financial obligations. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
  • Criminal Record & Evictions – Nesbitt sees it’s crucial to know the criminal and public court records of the possible renter on every rental in 22101 in Fairfax County. Real Estate Owners should be aware that most other managing agents do not check out court records.

If accepted, the potential tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.

Will is the principal broker of Nesbitt Realty and Condo Alexandria. He is licensed in anywhere in the Commonwealth of Virginia, but focuses on those communities found in and around Alexandria, Arlington, Mount Vernon and Springfield/Franconia.
