- Credit History – The applicant's credit history informs us about the applicant’s current and past performance as far as debts and other obligations. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Application – After the potential renter take a closer look ats a rental place of residence, the agent takes an application. The application is accompanied by supporting documentation so that our operation can verify and check out all information included on the application. The applicant pays for the cost of the background check at the time of application.
- Criminal Record & Evictions – Nesbitt Realty & Management knows it's vital to know the criminal and public court records of the applicant on every rental in Fairfax County. Investors should be aware that almost all other rental property managers do not check out court records.
If accepted, the potential tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
