The applicant should demonstrate a history of being a stable, reliable renter and possessing the financial capacity to handle the rent. Our background checking process is founded on several conventions including:
Income Verification – Nesbitt verifies job title, salary, job status and prospects for continued employment. Depending upon the applicant's debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for rental.
Application – After the applicant visits a investment abode, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and scrutinize all information included on the application. The applicant pays for the cost of the background check at the time of application.
Landlord Reference – Nesbitt Realty utilizes public information, tax records and other research and verification to ensure that we're talking to actual owner about actual rental history of the prospective lessee.
If accepted, the potential tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental home and community.

Will is the principal broker of Nesbitt Realty and Condo Alexandria. He is licensed in anywhere in the Commonwealth of Virginia, but focuses on those communities found in and around Alexandria, Arlington, Mount Vernon and Springfield/Franconia.
Will has been involved in real estate management, sales and investment for more than twenty years. He is a veteran of the U.S. Army. Will currently resides in Belle Haven Estates just outside Old Town, overlooking New Alexandria. He is a former president of the Mount Vernon Youth Athletic Association and founded the Alexandria Fun with Friends Group. Will is the author of BattlestorM, a tabletop fantasy game, which was published by Ral Partha Publishing in the late '90's, and Arthur's Realm, a boardgame available at the Gamecrafter.
