Our background checking process is founded on several conventions including:

  • Income Verification – Our family brokerage checks out job status, job title, prospects for continued employment and salary. Depending upon the potential renter's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for rental.
  • Criminal Record & Evictions – Nesbitt Realty knows it's critical to know the criminal and public court records of the applicant on every investment place of residence in Northern Virginia. Investors should be aware that most other rental managers do not check out court records.
  • Application – After the potential renter views a rental unit, the agent takes an application. The application is accompanied by supporting documentation so that our small brokerage can verify and look at all information included on the application. The applicant pays for the cost of the background check at the time of application.

If accepted, the potential tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
