  • Income Verification – Nesbitt Realty confirms prospects for continued employment, salary, job status and job title. Depending upon the applicant's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
  • Tenant Screening – Nesbitt Realty & Management screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
  • Landlord Reference – Our local real estate company utilizes public information, tax records and other research and verification to ensure that we're talking to actual investor about actual rental history of the applicant.

If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
