Leasing properties is not about choosing renters. It's about finding the the best-possible lessee. Checking out applicants is one of the most important tasks of the successful rental management services of a investment property in Alexandria.
Nesbitt check outs the applicant’s past behavior. With that in mind, our tiny brokerage assumes the applicant’s future behavior will be similar. The applicant should demonstrate a history of being a trustworthy, top renter and meeting your financial criteria. Our background checking process is founded on several elements including:
- Income Verification – Nesbitt Realty confirms prospects for continued employment, salary, job status and job title. Depending upon the applicant's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
- Tenant Screening – Nesbitt Realty & Management screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Landlord Reference – Our local real estate company utilizes public information, tax records and other research and verification to ensure that we're talking to actual investor about actual rental history of the applicant.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.

The U.S. Department of Housing and Urban Development (HUD) states that there are a number of factors, especially financial ones, involved in the purchase and resale of a house. As a result, the public is advised to consult a real estate agent as their professionalism is a critical aspect which allows the decision-making process and the experience to be a smoother one.
The key ingredient in having a successfully positive experience in a real estate transaction is finding the right professional to assist you. While real estate agents may meet your needs, the services of a Realtor® will be even more applicable to you.
What’s the Difference Between a Real Estate Agent and a Realtor?
There are more than two million people who have earned real estate licenses. Only a small, but significant percentage of them are Realtors. Realtors, are members in good standing with the National Association of Realtors, their state association of Realtors, and a local real estate board. Realtors are held to high standards of ethical behavior, and it is mandatory that they undergo continuing education annually to remain accredited.
All agents of Nesbitt Realty are Realtors!
