The applicant should demonstrate a history of being a honest, stable lessee and having the income and debt-ratio to manage rent. Our background checking process is founded on several simple formula including:
- Criminal Record & Evictions – Nesbitt Realty sees it's vital to know the criminal and public court records of the applicant on every investment home in Annandale. Landlords should be aware that nearly all other rental management companys do not look at court records.
- Application – After the applicant find out more abouts a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty and Management can verify and check out all information included on the application. The prospective renter pays for the cost of the background check at the time of application.
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental residence and community.
