Nesbitt Realty investigates the prospective renter’s past behavior. With that in mind, Nesbitt Realty and Management assumes the prospective lessee’s future behavior will be the same or similar. The applicant should demonstrate a history of being a trustworthy, honest tenant and at the same time demonstrated financial capacity. Our background checking process is founded on several elements including:

  • Criminal Record & Evictions – Our tiny business knows it's crucial to know the criminal and public court records of the possible lessee on every investment place of residence in 20191 in Fairfax County. Property Owners should be aware that nearly all other managing agents do not check out court records.
  • Application – After the applicant learn more abouts a rental, the agent takes an application. The application is accompanied by supporting documentation so that our tiny real estate business can verify and investigate all information included on the application. The applicant pays for the cost of the background check at the time of application.
  • Credit History – The applicant's credit history informs us about the potential renter’s current and past performance repaying debts and other responsibilities. The possible renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.

If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
