- Check out Realtor referrals. — I like Angie’s List because I know that Angie’s List voice verifies each review. You can also see if the agent or brokerage has any awards for client satisfaction.
- Talk to multiple real estate pros — Take a moment to talk to an agent on the phone. If they can't help you, they can point you toward a Realtor who is more suited to your needs. There is no one-size-fits-all. I know that I'm not the Realtor for every shopper.
- There should be a certain chemistry between you and your real estate agent. — You will probably be working with your licensed real estate adviser anywhere from 2 to 12 months, so it helps to get along with them. Professional expertise is an important criterion when choosing an agent in Prince William County.
- Ask how they hunt. — When selecting an agent, ask how they search for detached. Some agents have their own preferred listings that they favor. But you want what’s right for you, not what’s the best choice of for your real estate professional. So make sure the real estate professional is willing to search high and low to find the right property for you. That includes using the Multiple Listing Service (MLS) as well as their own personal network.
- Read the paperwork carefully. — The Commonwealth of Virginia requires all licensed agents to sign a representation agreement before showing properties or having material discussions about a specific detached. Be very wary of any agent that is not concerned about getting a representation agreement signed. It doesn't hurt to have a lawyer take a look at your representation agreement, but usually, that's not necessary. The document is pretty straight forward. Some representation agreements describe a rebate paid to the purchaser at closing. (Nesbitt Realty offers rebates.) You'll want to read the fine print to make sure that this rebate isn't pulled away at the last minute.
The dream Realtor for you is not always the one with the most sales under his or her belt, and might not be a local. The right agent for you has the flexibility to work on your schedule, and knows your needs.
Each purchase transaction has unique hurdles to overcome. Some home shoppers are only interested in Lake Ridge. Some shoppers love colonials-style homes. Others do not. Some buyer clients are military. Every shopper is an individual; in the same way, real estate pros have different faculties and experiences.
