Nesbitt Realty investigates the applicant’s past behavior. With that in mind, our real estate company assumes the applicant’s future behavior will be similar. The possible tenant should demonstrate a history of being a reliable, reliable lessee while at the same time having the income and debt-ratio to manage rent. Our background checking process is founded on several hard truths including:
- Criminal Record & Evictions – Nesbitt sees it’s critical to know the criminal and public court records of the applicant on every rental in McLean. Landlords should be aware that nearly all other managing agents do not examine court records.
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction, and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Application – After the possible tenant discovers more about a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty and Management can verify and examine all information included on the application. The possible lessee pays for the cost of the background check at the time of application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental detached and community.
