Nesbitt Realty & Management examines the potential renter’s past behavior. With that in mind, our real estate brokerage assumes the possible renter’s future behavior will be the same. The applicant should demonstrate a history of being a solid, reliable renter as well as meeting our financial criteria. Our background checking process is founded on several basics including:
Credit History – The prospective tenant's credit history informs us about the applicant’s current and past performance repaying debts and other responsibilities. The possible lessee’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
Income Verification – Nesbitt checks out job status, job title, prospects for continued employment and salary. Depending upon the applicant's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
Tenant Screening – Nesbitt Realty & Management screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
