Leasing residences is not about finding tenants. It’s about finding a solid lessee. Vetting potential tenants is one of the most critical duties of the successful rental property management of a rental property like 3456 Washington Dr.
Our small real estate business investigates the potential lessee’s past behavior. With that in mind, our operation assumes the applicant’s future behavior will be the same. The applicant should demonstrate a history of being an honest, solid renter as well as meeting your financial criteria. Our background checking process is founded on several conventions including:
- Income Verification – Nesbitt checks out salary, job status, prospects for continued employment and job title. Depending upon the prospective renter’s debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for a rental.
- Landlord Reference – Nesbitt Realty utilizes public information, tax records, and other research and verification to ensure that we’re talking to an actual investor about the actual rental history of the possible tenant.
- Criminal Record & Evictions – Nesbitt Realty knows it’s important to know the criminal and public court records of the applicant on every rental in Fairfax County. Property Owners should be aware that nearly all other rental managers do not scrutinize court records.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
