The applicant should demonstrate a history of being a reliable, good lessee as well as having the income and debt-ratio to manage rent. Our background checking process is founded on several elements including:

  • Tenant Screening – Our small real estate business screens tenants with a combination of checking credit history, background, eviction, and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
  • Criminal Record & Evictions – Nesbitt Realty knows it’s vital to know the criminal and public court records of the applicant on every rental in 22003. Landlords should be aware that most other management companies do not investigate court records.
  • Application – After the applicant stop bys a rental residence, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and examine all information included on the application. The possible renter pays for the cost of the background check at the time of application.

If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
