Our family real estate company doesn’t “sell” rental homes. We market end unit townhouses to the widest-possible audience to identify a good renter. How do you find the the most suitable tenant for your rental property in Alexandria?
Nesbitt Realty checks out the applicant’s past behavior. With that in mind, our real estate business assumes the applicant’s future behavior will be the same or similar. The possible renter should demonstrate a history of being a solid, honest tenant as well as meeting your financial criteria. Our background checking process is founded on several hard truths including:
- Credit History – The possible renter’s credit history informs us about the applicant’s current and past performance in meeting their financial obligations. The potential lessee’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Income Verification – Nesbitt Realty verifies salary, job status, job title and prospects for continued employment. Depending upon the applicant’s debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for rental.
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental end unit townhouse and community.
