  • Credit History – The applicant's credit history informs us about the applicant’s current and past performance in a scored record of the applicant's ability to repay debts and demonstrated responsibility in repaying debts. The possible tenant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
  • Criminal Record & Evictions – Nesbitt Realty knows it's vital to know the criminal and public court records of the possible tenant on every rental in Fairfax County. Owners should be aware that nearly all other rental property managers do not scrutinize court records.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
