Nesbitt Realty looks at the applicant’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a trustworthy, solid lessee as well as meeting your financial criteria. Our background checking process is founded on several fundamentals including:
- Criminal Record & Evictions – Nesbitt sees it's crucial to know the criminal and public court records of the applicant on every rental property in Arlington County. Real Estate Owners should be aware that many other managing agents do not scrutinize court records.
- Landlord Reference – Nesbitt Realty utilizes public information, tax records, and other research and verification to ensure that we're talking to the actual owner about the actual rental history of the applicant.
- Credit History – The potential tenant's credit history informs us about the applicant’s current and past performance in the scored record of the applicant's ability to repay debts and demonstrated responsibility in repaying debts. The potential lessee’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the potential tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
