The applicant should demonstrate a history of being an honest renter and having the income and debt-ratio to manage rent. Our background checking process is founded on several pillars including:
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction, and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Criminal Record & Evictions – Nesbitt Realty sees it's vital to know the criminal and public court records of the possible renter on every investment detached in 22182 in Fairfax County. Investors should be aware that most other management companies do not look at court records.
- Credit History – The potential lessee's credit history informs us about the applicant’s current and past performance repaying debts and other responsibilities. The prospective tenant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the investment detached and community.
